Services: All mains services are connected. Water consumption is metered.

Communal Areas: The Landlord will be responsible for maintenance, lighting and cleaning of the communal areas.

Tenancies: Assured shortland tenancies for a minimum period of six months.

References: Financial, employment and character references will be required from each applicant and the non-returnable sum of £50.00 per applicant will be required in order to cover the cost of obtaining those references..

Legal Expenses/
Deposit:

The sum of £900.00 will also be required from prospective tenants payable on application, of which £150.00 is in respect of the cost of preparing the tenancy agreement and the balance of £750.00 is in respect of a tenancy deposit. In the event of the landlord not granting a tenancy, the £850.00 will be returned. However, the sum will be non-returnable should the prospective tenant withdraw. In the event of the granting of a tenancy the sum of £750.00 will be held as a deposit and returned at the end of the tenancy, subject to the terms of the tenancy agreement and the provisions of the Housing Act 2004 in respect of the holding of tenants deposits.
